১. সম্মতি
জমি বন্ধু অ্যাপ বা এই ওয়েবসাইট ব্যবহার করলে আপনি এই শর্তাবলী ও গোপনীয়তা নীতি মেনে নিচ্ছেন। একমত না হলে অ্যাপটি ব্যবহার করবেন না।
২. অ্যাপটি কী
জমি বন্ধু বাংলাদেশের জমি ও সম্পত্তি বিষয়ে একটি তথ্য ও প্রস্তুতির টুল। এর গাইড, চেকলিস্ট, শব্দকোষ, আইনের সারসংক্ষেপ ও ল্যান্ড গাইডের উত্তর একটি হ্যান্ডবুক থেকে নেওয়া, যার সংস্করণ অ্যাপে দেখানো হয় (বর্তমান কনটেন্ট সংস্করণ: ২০২৬-০৯-১১)। অ্যাপ নিজে থেকে কোনো আইন, ফি, সময়সীমা বা অংশ তৈরি করে না; উৎস না পেলে তা জানিয়ে দেয়।
৩. আইনি পরামর্শ নয়
- অ্যাপের কোনো তথ্য, চেকলিস্ট, ঝুঁকির সংকেত বা উত্তর আইনি পরামর্শ নয় এবং আপনার ও আমাদের মধ্যে কোনো আইনজীবী-মক্কেল সম্পর্ক তৈরি করে না।
- জমি কেনা, বিক্রি, বণ্টন, নামজারি বা মামলার আগে সংশ্লিষ্ট ভূমি অফিস, সাব-রেজিস্ট্রি অফিস, স্বাধীন সার্ভেয়ার এবং একজন আইনজীবীর সাথে যাচাই করুন।
- আইন, বিধি, ফি ও অফিসের প্রক্রিয়া বদলায়। অ্যাপে দেখানো যেকোনো ফি বা হার আবেদনের দিন সরকারি উৎসে মিলিয়ে নিন।
৪. হিসাব ও ঝুঁকি-যাচাই আনুমানিক
- জমির মাপ, একক বদল, অংশ, ফারায়েজ ও ম্যাপ থেকে নেওয়া মাপ — সবই আপনার দেওয়া তথ্যের ওপর ভিত্তি করে আনুমানিক হিসাব। এগুলো মালিকানা, দখল বা সীমানার প্রমাণ নয়।
- ওয়ারিশের হিসাব কেবল সমর্থিত পরিস্থিতিতে প্রাথমিক ফল দেখায়; চূড়ান্ত বণ্টনের জন্য আইনজীবী ও প্রযোজ্য ক্ষেত্রে আদালত/সংশ্লিষ্ট কর্তৃপক্ষ প্রয়োজন।
- ঝুঁকির সংকেত “নিরাপদ” বা “অনিরাপদ” জমির নিশ্চয়তা নয়; এটি কী কী মিলিয়ে দেখা বাকি তা মনে করিয়ে দেয়।
- মৌজা ম্যাপের ছবি থেকে নেওয়া মাপ কাগজ, স্ক্যান ও আপনার চিহ্নিত করার নির্ভুলতার ওপর নির্ভর করে; বাস্তব মাপের জন্য স্বাধীন সার্ভেয়ার প্রয়োজন।
৫. আপনার তথ্য ও দায়িত্ব
- অ্যাপে আপনি যা লেখেন বা যোগ করেন তা আপনার; আমরা তা পাই না বা সংরক্ষণ করি না। ব্যাকআপ ফাইল ও তার পাসওয়ার্ড সুরক্ষিত রাখার দায়িত্ব আপনার।
- অন্যের কাগজ বা ব্যক্তিগত তথ্য কেবল যথাযথ অনুমতি নিয়ে অ্যাপে রাখবেন।
- অ্যাপটি প্রতারণা, জাল দলিল তৈরি, জোর করে দখল বা অন্যের অধিকার ক্ষুণ্ণ করার কাজে ব্যবহার করা যাবে না। এমন প্রশ্নে অ্যাপ সহায়তা দেয় না।
৬. সরকারি ওয়েবসাইটের লিংক
অ্যাপ সরকারি ভূমিসেবার ওয়েবসাইটের লিংক দেখায় এবং যাওয়ার আগে ডোমেইন জানায়। সেসব সাইট, তাদের সেবা, ফল ও ফি সরকারের; জমি বন্ধু সরকারি ব্যবস্থার অংশ নয় এবং সেখানে কী ঘটেছে তা জানে না।
৭. মেধাস্বত্ব
অ্যাপ, এর কনটেন্ট, নকশা ও লোগো প্রকাশকের। ব্যক্তিগত, অ-বাণিজ্যিক ব্যবহারের জন্য আপনি অ্যাপটি ব্যবহার করতে পারেন। অ্যাপের কনটেন্ট কপি করে অন্য অ্যাপ বা সেবা তৈরি করা যাবে না। লোগো ব্যবহারের নিয়ম: ব্র্যান্ড পাতা।
৮. কোনো ওয়ারেন্টি নেই; দায়সীমা
অ্যাপটি “যেমন আছে” ভিত্তিতে দেওয়া হয়। আইনের অনুমোদিত সর্বোচ্চ সীমায়, অ্যাপের তথ্য বা হিসাবের ওপর নির্ভর করে নেওয়া কোনো সিদ্ধান্ত, লেনদেন, ক্ষতি বা মামলার জন্য প্রকাশক দায়ী নয়। জমি-সংক্রান্ত প্রতিটি সিদ্ধান্তের আগে পেশাদার যাচাই আপনার দায়িত্ব।
৯. পরিবর্তন ও বন্ধ
আমরা অ্যাপ বা এই শর্তাবলী যেকোনো সময় হালনাগাদ করতে পারি; নতুন কার্যকর তারিখ এই পাতায় থাকবে। অ্যাপ অফলাইনে চলে বলে কোনো সেবা বন্ধ হলেও আপনার ফোনের তথ্য আপনার কাছেই থাকে।

১১. যোগাযোগ
1. Acceptance
By using the Jomi Bondhu app or this website you accept these terms and the privacy policy. If you do not agree, do not use the app.
2. What the app is
Jomi Bondhu is an information and preparation tool about land and property in Bangladesh. Its guides, checklists, glossary, legal summaries and Land Guide answers come from a handbook whose edition is shown in the app (current content edition: 2026-09-11). The app never invents a law, fee, deadline or share on its own; when it has no source it says so.
3. Not legal advice
- Nothing in the app — information, checklists, risk flags or answers — is legal advice, and no lawyer-client relationship is created between you and us.
- Before buying, selling, partitioning, mutating or litigating over land, verify with the relevant land office, sub-registry office, an independent surveyor and a lawyer.
- Laws, rules, fees and office procedures change. Confirm any fee or rate shown in the app against the official source on the day you apply.
4. Calculations and risk checks are estimates
- Land area, unit conversion, shares, faraid and measurements taken from maps are estimates based on the figures you enter. They are not evidence of ownership, possession or boundaries.
- Inheritance calculations give preliminary results only in supported situations; a final distribution needs a lawyer and, where applicable, a court or the competent authority.
- Risk flags do not certify land as “safe” or “unsafe”; they remind you what still has to be cross-checked.
- Measurements taken from a photo of a mouza map depend on the paper, the scan and how precisely you mark it; real measurement needs an independent surveyor.
5. Your data and responsibilities
- Whatever you type or attach in the app is yours; we neither receive nor store it. Keeping backup files and their passwords safe is your responsibility.
- Store other people's documents or personal details only with proper permission.
- The app may not be used for fraud, forging deeds, forcible possession or harming anyone's rights. The app declines to help with such questions.
6. Links to government websites
The app links to official land-service websites and shows the domain before you leave. Those sites, their services, results and fees belong to the government; Jomi Bondhu is not part of any government system and does not know what happened there.
7. Intellectual property
The app, its content, design and logo belong to the publisher. You may use the app for personal, non-commercial purposes. Copying the content to build another app or service is not permitted. Logo usage rules are on the brand page.
8. No warranty; limitation of liability
The app is provided “as is”. To the fullest extent permitted by law, the publisher is not liable for any decision, transaction, loss or litigation arising from reliance on the app's information or calculations. Professional verification before every land decision is your responsibility.
9. Changes and discontinuation
We may update the app or these terms at any time; the new effective date will appear on this page. Because the app works offline, your data remains on your phone even if any service is discontinued.
10. Governing law
These terms are governed by the laws of Bangladesh.
